Subject:  7’3"’ Rear Yard Variance

PETITIONER: William J. and Bette A. Jones

LOCATION: 2228 Hawthorne Place

ZBA REQUEST: To allow a proposed sunroom to be 12 feet 9 inches from the rear property line. The minimum rear yard requirement in an R-1 district is 20 feet.

BACKGROUND: The property is zoned R-1, is a corner lot with frontage of 127.50 feet on Hawthorne Place and 80 feet on S Meadowview Lane. The east property line abuts Beverly Manor School property. The petitioner is requesting to construct a 12’ x 15’ sunroom on the rear of the house. The sunroom would project into the rear yard 12 feet. The current rear yard measured from the back of the house to the property line is 24 feet 9 inches. The proposed sunroom would only leave 12 feet 9 inches to the property line.

STAFF’S OBSERVATIONS:

STAFF RECOMMENDATION: Staff recommends denial of the rear yard variance request.
